Building permits, September 2024

In September, the total value of building permits in Canada jumped by $1.3 billion (+11.5%) to reach $13 billion, marking the second-highest monthly level since January 2017.

This growth was led by Ontario, where permits rose by $1.2 billion (+25.0%) to $5.9 billion, driven by increases in both residential and non-residential sectors.

Non-Residential Sector

The non-residential sector saw an increase of $797.5 million (+18.0%) to $5.2 billion, primarily due to a rise in institutional construction, particularly in Ontario. Major permits for long-term care facilities and a hospital in Ontario helped push this growth. Manitoba and Alberta also saw gains in institutional permits.

Residential Sector

The residential sector’s permit value rose by $540.7 million (+7.5%) to $7.7 billion, with most growth in multi-unit permits, especially in cities like Toronto, Barrie, and Mississauga.

Quarterly Overview (third quarter, 2024)

In the third quarter, building permits reached $37 billion, a 5.6% increase from the previous quarter and the highest quarterly value on record. This growth was led by Ontario’s non-residential permits, particularly in industrial projects, including a major battery plant in St. Thomas. The institutional sector also grew, though commercial permits saw a slight decrease. The residential sector grew slightly (+0.5%) to $22.4 billion, driven by single-family homes, despite a decline in multi-unit permits.
